Will the track have to be replaced?

Often not. A track that is simply out of plumb, spread at the lip or loose on its brackets is re-formed and re-fixed. Replacement is for rail that has been crushed, kinked or torn by an impact, because a roller passing a tight spot will pop out again. The technician measures the damaged length against the door's roller size and tells you which case you have before any track is ordered or cut.

What is the difference between T-style, bead and bulb seals?

The names describe the edge that grips the retainer and the shape of the part that meets the floor. A T-style seal has T-shaped edges that slide into slotted channels along the bottom rail. A bead seal has round edges for the rounder channels found on many older steel doors. A bulb, or U-style, seal is a larger tube that compresses further and suits rough or dished floors. The retainer on your door decides which one fits.

Can a manual lock be added to a door that never had one?

Yes. An inside slide bolt is the simplest addition: it fixes to the door's edge stile and a slot is punched in the track to receive it. A keyed T-handle can also be added, with a cutout in the centre of a section, a centre mechanism and bars run to both tracks. Where an opener is fitted, the new lock is set up so the two are coordinated from day one.

How often should the springs be lubricated, and with what?

Once or twice a year is a good rhythm, with autumn the most useful time because cold thickens grease. Use a garage-door lubricant, typically a silicone or lithium spray, applied along the coils so it works between them as the door cycles. Hinges, roller bearings and the end bearings benefit from the same treatment. Keep the track itself dry, since lubricant there gathers grit and slows the rollers.
