Learn about your door

A garage door lives outdoors on one side and indoors on the other, so weather and seasons shape it more than people expect. Several of these notes are about exactly that.

Asked and answered

Repair & Maintenance

How often should a garage door be inspected?

Once a year suits most households, and early spring, after the salt and freeze-thaw season, is a natural time. A door that opens many times a day, an older door, or one on a rental where nobody watches it closely does well with a look each season. Between visits, the monthly balance, reversal and photo-eye checks that industry guidance recommends catch most changes early. Garage Door Safety Inspection

How do I test the safety reversal at home?

Two tests, once a month. With the door open, press close and wave a broom handle through the photo-eye beam near the floor: the door should stop and go back up. Next, set a 2x4 flat on the concrete in the middle of the opening and press close: the door must reverse when it meets the board. If it stops on the board without reversing, the down travel or force setting needs adjustment, and if it fails after that, book a visit. Garage Door Tune-Up

How long does an off-track reset take?

A single escaped roller on a sound door with no cable trouble is usually done in well under an hour once the door is secured. A door that has racked with slack cables, several rollers out and a bent hinge takes longer because the springs are unwound, cables rewound and hardware replaced before the rollers go back. A vehicle strike that needs new track is the longest version. You get an estimate of time on arrival. Off-Track Garage Door Reset

Does a new section bring back the door's original strength?

A section ordered to the same specification carries the same steel gauge, core and reinforcement as the original, and it is fitted with sound hinges, new fasteners and, where the design calls for it, a strut. Combined with the alignment and balance work done at the same time, the door returns to operating the way its manufacturer designed it to. Where an original section had bowed for want of a strut, adding one leaves that part stiffer than before. Garage Door Panel Replacement

Do nylon rollers need lubricating?

The nylon tire itself needs none; spraying it or the track only collects dust that grinds the wheel. The hinge knuckles and stems where they turn benefit from a light coat of garage door lubricant once or twice a year, worked in by running the door. The ball bearings themselves are lubricated only where the roller's own maker calls for it, since some nylon rollers should not be greased there. Rollers with sealed bearings come greased from the factory and need only a wipe and a look. Garage Door Roller Replacement

The screws spin in their holes. Can the hinge still be fitted securely?

Yes. A stripped hole is common on older steel doors and on wood doors where the timber has softened. The technician either shifts the hinge to fresh metal within the stile, uses a larger self-drilling screw that cuts new threads, or drills through and fits a bolt with a nut and washer or a backer plate on the inside. Any of these gives the new hinge a firmer anchor than the original screws had. Garage Door Hinge Replacement

Why is the horizontal track sagging?

The horizontal run hangs from the ceiling on back hangs of perforated angle, and it sags when a hanger bends, its screws pull out of a joist, or it was only ever fixed into drywall. A sagging hanger droops that run out of level or its intended pitch. The fix is a straight or new hanger screwed into solid framing, with the run set to the manufacturer's specified pitch and matched to its partner; a door that drifts back toward the opening once raised is a separate, balance-related symptom. What makes a cable fray?

Fraying is individual wires breaking, and it comes from two things: bending fatigue where the cable wraps the drum or pulley, and rubbing where it touches something it should not, such as a bent track edge, a rough drum groove, a seized pulley or a bracket sitting crooked after a bump. Corrosion speeds both. The technician looks for the rough edge so the new cable does not meet it. Garage Door Cable Replacement

A person holding a remote looks toward an overhead garage-door opener and rail. — Garage Door Opener Diagnosis and Repair, Toronto

Openers & Access

My remote only works when I am close to the door. Why?

Short range is almost always interference or a weak signal, not a broken opener. Certain LED bulbs, including ones fitted in the opener's own sockets, emit noise on the frequency remotes use. A remote battery near the end of its life also loses reach before it fails outright. The technician tests range with a known-good remote, swaps bulbs, checks the antenna wire hangs free below the head unit, and replaces the battery or remote as needed. Garage Door Opener Diagnosis and Repair

How do I know whether my opener is a chain drive?

Look along the rail from the motor head to the door. A chain drive shows a steel roller chain, like a heavier bicycle chain, running along the top or inside a channel of the rail and over a toothed sprocket on top of the head. A belt drive has a flat rubber belt in the same place, and a screw drive has a threaded steel rod inside the rail with no chain or belt at all. Chain-Drive Opener Repair

Will the safety sensors be tested as part of the repair?

Yes, every time. After the drive work and the relearning of travel and force, the technician runs the door onto a 2x4 laid flat on the floor to confirm it reverses on contact, and passes an object through the photo-eye beam while it closes to confirm it reverses again. The sensors' height and alignment are checked, and the tests are shown to you so you can repeat them monthly. Belt-Drive Opener Repair

Do I need an electrician for a new opener?

Only when the receptacle is missing or badly placed. The head unit needs a grounded outlet it can reach with its own cord, and a permanent extension cord is not the answer. If one must be added or relocated, that is wiring work for a qualified electrical contractor, arranged separately from the opener visit. Booking that ahead means the opener goes in without a delay caused by waiting on power. Garage Door Opener Replacement

Installation & Upgrades

Will a new door help reduce drafts?

A properly fitted replacement can improve the boundary through fresh perimeter seals, a new bottom astragal and straighter section joints. The survey also checks whether the slab is uneven or the opening is out of square, since those building conditions affect contact. Seal selection is therefore paired with measurements rather than treated as a universal cure. Sectional Garage Door Replacement

Can insulated doors include windows?

Yes. Windows are selected with the section design so their frames, glazing and reinforcement suit the door. Placement influences daylight, privacy, exterior proportions, thermal characteristics and completed weight. Single or multi-pane options may be available for a given model. Settling the layout before ordering lets the counterbalance and hardware specification account for the glazed sections from the beginning. Insulated Steel Garage Door Installation

How is the required wind pressure determined?

The value comes from the applicable building-code process and project information, often with input from a designer or municipal building official. Reference wind pressure, exposure, building height, opening size, wall location, importance category, and internal pressure can contribute. A street address or a general weather description alone is not a complete design basis. Wind-Rated Garage Door Replacement

What happens if the garage floor is not level?

The survey measures the variation and determines how the bottom section and seal can meet it. A flexible astragal can accommodate modest changes, while a pronounced crown, dip or damaged threshold may call for related floor or threshold work. The door itself is installed level for reliable travel; the sealing approach is selected separately to follow the practical shape of the floor. Carriage-House Garage Door Installation
